What’re the easiest ways to get into real estate private equity in 2025? There are 4 main roads to get into REPE, and I've listed them below in order from easiest to hardest (ironically, this list is also from most to least controversial). 1. Your Dad's Country Club (aka - personal connections) You might hate reading this, but the truth hurts. The easiest way to get into REPE is through a family or friend connection. We once ran a search for a mid-level acquisitions hire at a 50-person developer. The candidate we found was amazing - checked all the boxes. He lost the job to a new grad from TCU whose father was friends with the CEO ... 2. A Prestigious Education (aka - personal connections) You might also hate reading this ... school pedigree helps. If you have a degree from Harvard or Master in Real Estate from Columbia (or insert any other prestigious degree program), you have an advantage over others for entry-level roles in REPE. 3. "Sell Me This Pen" For those without a silver spoon, brokerage is a great way into the real estate business. It's hard as hell, but hard work wins. The connections you make in brokerage can lead to highly coveted acquisition jobs in REPE. For those new to brokerage, Marcus & Millichap and Matthews are known for their training programs. They're also a bit of boiler rooms. 4. Entrepreneurship One of my favorite quotes ... "I am not an entrepreneur because it is easy. I am an entrepreneur because at one point I thought it would be easy." - Someone Really Freaking Wise I stutter, so sales and cold calling was never an option for me - and I wasn't going to slay listings with my good looks. However, entrepreneurship was my way into the real estate industry, and I know lots of people who have done the same. Moreover, when you start to get traction, REPE companies start to notice. Fortune favors the bold, and lots of these entrepreneurs land great roles.
