The design for 135 South LaSalle - an ambitious adaptive reuse project and a cornerstone of the City of Chicago's LaSalle Street Reimagined program - is featured in a recent Engineering News-Record story exploring office-to-residential conversions in major US cities. Formerly known as the Field Building, 135 South LaSalle is the largest development in the LaSalle Street Reimagined portfolio, encompassing 624,000-square-feet. Once complete, the project will deliver 386 new residential units and 92,000-square-feet of retail and commercial space, helping to usher in a vibrant new chapter for the historic LaSalle Street corridor. Office-to-residential conversions offer a promising path for reducing vacancies and increasing urban housing supply and can deliver substantial environmental benefits, but they are also complex, complicated projects. "The economics are critical" on conversions "because you'll get to a threshold where it might lay out nicely, but it's too expensive to support the future income. Further, you have to bring [a historic building] up to current code," SCB president and CEO Chris Pemberton says. "We're reviewing the energy model for the exterior envelope very closely. We're going to replace all of the windows with more modern ones, but it is a landmark facade. We'll work in close collaboration with the landmark preservationists on that." This week our work on LaSalle Street was featured by ULI Chicago Planned during the Roaring ‘20s and completed in 1934 during the Great Depression, the Field Building at 135 South LaSalle was Chicago's largest office tower and the fourth largest in the U.S. for 25 years. This historic landmark is set to become one of the country’s most significant office-to-residential conversions, contributing to the Loop's transformation into a vibrant mixed-use neighborhood. The project, led by Riverside Investment & Development Company, AmTrustRE, and DL3 Realty, recently received initial City approvals, with final approvals anticipated this fall. Phase one will introduce 386 residential units, parking, and a dynamic 92,000-square-foot retail hub featuring food and beverage options and neighborhood amenities across three floors, infusing the street with energy 24/7. The development team recently completed demolition on level two, originally a Grand Banking Hall, opening the space for events and tours. Through collaboration between ULI Chicago and the City's Department of Planning & Development, this project is helping redefine the Loop, beginning with its iconic LaSalle Street corridor.
